Deep breaths, there's quite a lot to take in as on 11 September 2024 the Government introduced the Renters Rights Bill into Parliament. The Bill will see the biggest changes to the private rented sector in more than 30 years. In our video below Matt and James go through some of the changes and how this will affect landlords in the future....Key points from the video are -

  • One single date for implementation, after which all existing tenancies will fall under the changes in the act.
  • There will be no more ASTs, all tenancies will become Assured Tenancies.
  • Section 21 is to be abolished - all possession/notice proceedings will be under an expanding Section 8.
  • Tenants will be protected from 'eviction' for 12 months after a tenancy starts, but there is no minimum period for tenants, who can leave a property by giving two months notice.
  • Landlords need to give two months' notice for rent increases, which can only be at market rent.
  • Landlords will need to join an Ombudsman and Private Rented Sector Database.
  • Landlord will be need to give greater consideration to letting with pets.
  • Expansion of Decent Homes Standard and introduction of Awab's Law to the PRS
